Renters’ Rights Act Update – Tenant Information Sheet Now Published

Following our previous update on the progression of the Renters’ Rights Act 2025, we are writing to inform landlords of a key development as the legislation moves closer to implementation.

The Government has now published the official Renters’ Rights Act Information Sheet, which must be provided to all tenants ahead of the Act coming into force on 1 May 2026.

We recommend that all landlords familiarise themselves with this document, as it must be issued to tenants as part of the new legal requirements.

 

Further guidance and documentation are now being released as part of the phased implementation of the Act, with additional requirements expected in the coming months.

 

What does this mean for landlords?

This information sheet is a formal document summarising how the new legislation will affect tenants and their tenancies. As part of the rollout, landlords are expected to:

* Issue the Information Sheet to all existing tenants

* Ensure it is served correctly

* Retain evidence that it has been provided

The Information Sheet must be issued to tenants no later than 31 May 2026.

This forms part of the wider compliance requirements under the new legislation, with an increasing focus on documentation and the ability to evidence compliance.

 

How we will support our managed landlords

For our fully managed clients, we will take care of this requirement on your behalf. This includes:

* Issuing the Information Sheet to your tenants

* Recording and retaining proof of service

* Ensuring your property remains compliant

This service will be carried out at a cost of £24.00 (Including VAT) per property.

We will automatically arrange this for managed properties unless instructed otherwise.

 

Why this matters

The Renters’ Rights Act represents a major shift in the private rented sector. While this is just one step in the transition, it reflects the Government’s increased focus on transparency, tenant awareness, and landlord accountability.

As previously outlined, wider changes under the Act will include:

* The move to periodic (rolling) tenancies

* The abolition of Section 21 evictions

* Revised possession grounds under Section 8

* New rules around rent increases

 

Additional requirements are also expected, including ensuring tenants have clear written information regarding their tenancy where this is not already in place. For new tenancies, landlords will be required to provide a prescribed ‘Written Statement of Information’ issued by the Government.

 

There will also be new restrictions on rent bidding, requiring properties to be marketed at a fixed asking rent which cannot be exceeded, alongside increased enforcement powers and financial penalties for non-compliance.
