For those Landlords who prefer to manage their own properties, we offer a Tenant Introduction only service. This service will include the following: 

 

Free Market Appraisal: 

 

A free rental assessment will be provided with quoted rents, exclusive of all domestic services and council tax.

 

Once a market rent has been agreed, David Daniels Property Services will circulate property details by means of comprehensive marketing campaign local and worldwide media, and all major property portals.

 

Comprehensive Marketing:

 

No expense is spared to ensure your property receives maximum coverage to potential tenants. 

 

Upon receiving your instruction, your property will be immediately circulated to our database of qualified applicants via Email, SMS, picture messaging and not to forget the good old fashioned telephone calls and post.

 

Your property will also receive maximum exposure via various property portals, including Rightmove, Zoopla, On The Market, Primelocation, and many others.  We also use traditional methods of press advertising.

 

Wide Angle Photography & Floorplans: 

 

Your property will stand out from others on the property portals with wide angle photography and a floorplan.   

These will help to maximise the viewing interest.  

 

Accompanied Viewings:

 

David Daniels Property Services accompany all applicants to your property and it is advisable to supply a spare set of keys to allow us to gain access as and when required to ensure a fast and efficient service.

 

Finding A Tenant & Preparation Of A.S.T:*

 

Once a tenant is found, all details will be sent onto the landlord for approval.  Once approved, we can then begin the process of referencing and preparing the Assured Shorthold Tenancy Agreement. 

 

Obtaining References & Credit Checks:

 

David Daniels Property Services will only deal with applicants who are in full time employment or who can supply a suitable guarantor. All tenants are vetted by David Daniels Property Services or via our independent referencing agency.

 

The referencing includes:

• Bank or Financial Reference
• Employer Reference

• Previous Landlord Reference
• Credit Search and Score
• Right To Rent Checks
• Fully Referenced Guarantor if necessary

 

Right To Rent Checks:

 

The Right to Rent scheme requires landlords or letting agents to check that all tenants who occupy their properties have legal status to live in the UK. This means that before you can rent a home in England, a landlord or letting agent must undertake passport and immigration checks prior to letting out the property.

 

Organising Of Gas Certificate: *

 

All gas appliances must be serviced and tested every year.

 

The Gas Safety Regulations 1998 place a statutory duty on all landlords of residential property to ensure that all gas appliances, pipework and flues are maintained in a safe condition.

They particularly seek to avoid the escape of carbon monoxide poison which is silent, odourless and deadly and require that:
• all let properties must have at all times a valid Gas Safety Record.
• before a tenant takes occupation, the gas appliances and pipework must be checked by a GAS SAFE registered engineer who must provide the landlord with a Gas Safety Record

 

The landlord must provide the tenant with a copy of that safety record at the start of the tenancy.

Organising Of Energy Performance Certificate: *

 

October 2007 saw the introduction of EPC's. This is an extension of the HIP scheme introduced for house sales. All properties that are on the market to let must have an Energy Performance Certificate (EPC) which must be available for inspection by prospective tenants. Once an EPC has been obtained it will be valid for 10 years.

 

From 1 April 2018, any new tenancy, renewal or extension, in order to be rented, the building must have a minimum energy rating of “E”.

Organising Of Inventory & Check In: *

 

An inventory is a descriptive and photographic record detailing the contents and condition of a rented property.

 

There is no legal requirement for a landlord who is letting a property to prepare an inventory. However, an inventory can protect the landlord where there is a dispute over the return of the deposit and could be used as evidence where a dispute comes before a tenancy deposit protection scheme's dispute resolution service.

Pre Tenancy Smoke Alarm Check:

 

Since October 2015 it has become compulsory for Landlords to have at least one smoke alarm installed on every storey of their properties and a carbon monoxide alarm in any room containing a solid fuel burning appliance (eg a coal fire, wood burning stove).

 

After that, the landlord must make sure the alarms are in working order at the start of each new tenancy.

 

The requirements will be enforced by local authorities who can impose a fine of up to £5,000 where a landlord fails to comply with a remedial notice.  

David Daniels will test your smoke alarm prior to the commencement of a tenancy. 

 

Informing Utility Companies Of The Change Of Occupier:

  

David Daniels will notify the local Council Tax Department and relevant Water Company of a change of occupier.  

 

Registration Of Damage Deposit: *

 

Since April 2007 virtually all new tenancies must be registered with one of 3 deposit schemes within 30 days of receipt of deposit. Failure to comply will affect your ability to remove your tenants , and could result in you having to pay substantial compensation to your tenants. These schemes also include a dispute resolution service.

Tenants Conditions of Entry:

 

The tenants will be required to pay one calendar months rent in advance, and five weeks rent as a damage deposit. We will arrange and coordinate the tenants occupation of the property. 

Unless otherwise negotiated with the landlord on a Let Only basis, David Daniels Property Services involvement will cease following the tenants taking possession of the property. The landlord will be responsible for all collection of rent, serving notices, maintenance requirements, the arrangement of the annual safety certificates, and their own tax liability if moving overseas.

 

Fees:

 

The fee for our Introduction Only Service is 12% including VAT of the gross rent due for the term of the tenancy and will be due upon acceptance of the tenancy by the landlord (see marketing and fees agreement).
A fee of £210 (including vat) shall be payable for the preparation and drawing up of the tenancy agreement.
