Energy Performance Certificates

 

An EPC (Energy Performance Certificate) a standardised document which ranks properties in terms of energy efficiency, and which homesellers and landlords have to provide to potential buyers and tenants.

 

The EPC must be made available free of charge at the point of marketing and when written particulars are provided to a tenant or when a viewing is conducted. Failure to do so can result in a fine for each breach.


EPCs tell you how energy efficient a home is on a scale of A-G. The most efficient homes - which should have the lowest fuel bills - are in band A.

The Certificate also tells you, on a scale of A-G, about the impact the home has on the environment and includes recommendations on ways to improve the home's energy efficiency to save you money and help the environment.

 

From 1 April 2018, any new tenancy, renewal or extension, in order to be rented, the building must have a minimum energy rating of “E”.
